Community Scheme Legislation requires that Trustees/Directors of schemes take reasonable steps to inform and educate himself or herself about the community scheme and take reasonable steps to obtain sufficient information about all matters in order to make informed decisions.
There can be no doubt that the hot water system and/or the geysers in the scheme are a major factor for community schemes, whether it be problematic, expensive, high maintenance, onerous on owners by way of electrical costs, high incidents of resulting damages.
